What We Offer

Understanding N.C. Disclosure Laws

We help our clients know what is required under N.C. Law regarding Agency Disclosure and Lead-Based Paint Disclosure and help them navigate through the required and necessary forms.

Analysis of Rents for the Market

We analyze market rents and provide our clients with the best possible suggestion of rental rates for their properties. We understand that our clients own properties as an investment and for that reason we want to help them be successful property owners.

The Leasing Process

Making sure that you have the proper leagal language o your lease is very important. There are rules and regulations which protect you as an owner and the tenant. We will help with the leasing process.

Move-In/Move-Out Process

We facilitate the move-in and move-out process by providing inspection forms to property owners and residents. We ask tenants and owners to document the property condition before and after a tenancy.

Protecting Your Interest

While a client’s property is occupied we will monitor the property and encourge the resident’s complience with the terms of the established rental agreement if necessary. We also make recommendations to our clients as to ways to protect and enhance their investment property.

Handling of Security Deposits

We collect a security deposit under the guidelines of The N.C. Residential Security Deposit Act. The amount of the security may very with each individual property owner.

Accounting

As our client are provided with detailed monthly statements which include income and expenses. These include rents collected, any deducted expenses applied to the property such a utilities paid, possible repairs made, as well as property mangagement fees, etc.

Rent Collection

We follow the rent collection procedures allowed under N.C. Landlord-Tenant Laws. Under the rental agreement rent is due on the first of each month and late after the fifth. If for any reason a tenant is unable to pay rent on a timely basis, we handle all the comunication, such as late notices, etc., as well as the collection process if necessary. If required we handle all eviction procedures.

Property Maintenance

We have excellent relationships with many licensed, insured contractors who provide property maintenance services. We inspect all repair work to ensure all work had been done satisfactorily.

Application Processing

We will review all applications and provide screening for our clients. This may include the following items: Running credit reports, Criminal reports and court records, Employment and Income Verification, Rental References from current and previous landlords, Personal References, Pet References (if property owner allows pets).

On-Call Service for Emergencies

We are available to you 24 hours a day in case of emergency. However, this service is for extreme emergencies only.

Our Fees

Pricing is based on a percentage of collected rents. The percentage varies depending on the type and number of units managed. We can provide you with an individual price quote for our services.
